Lintel Failure

Structural integrity can be restored to lintels of any forms of construction that have lost their load bearing capabilities. Depending on the substrate conditions and severity of the failure, there are several solutions. These include vertically tying the lintel into the wall above, creating a beam in the masonry above the lintel, or installing horizontal anchors, possibly in combination with other ties.

Cracked Masonry

There are many causes of cracked masonry with temperature changes, bad design, ground movement, lintel failure and failed wall ties being amongst the most common. Movement of any kind needs to be fully investigated by a qualified structural engineer, although initial testing of wall ties can usually be carried out by other professionals. Once cracks have been monitored, and the root of the problem established (to see if they are structural or merely superficial), the problem and the effect can then be treated. Depending on the severity of the cracking, various methods are used to stabilise and fill the crack. These range from resin injection through stitching with grouted ties or bars, to the creation of load bearing masonry beams by installing grouted bars in different mortar beds, or grouted anchors into core drilled masonry.

Lateral Restraints

Where a through fixing like a tie bar cannot be used, such as in a gable end wall, lateral restraint is provided by combining grouted anchors with the floor structure. Concealed straps can be fixed to the joists and the internal face of the masonry, or plates can be installed to the inside wall and tie-bars laid between the floor joists, tying wall to wall.

Separated Bays

Bay windows are often weak and fragile in their construction. The consequence of this can lead to settling and cracking. In some cases the bay can separate from the main structure which can also lead to lintel failure. Subject to the seriousness of the problem, it can be totally reinforced by tying back to the main building. Lateral restraints are used to tie back to the floor joists, and grouted tie bars to tie back to the main structure.

Diamond Drilling Services

Diamond Drilling is a non-vibratory way of creating neat, clean holes or slots, where the elimination of noise and spalling are important. Machines can be operated in horizontal, vertical and inverted positions, and can be used in confined spaces. Diamond Drilling is commonly used as a cost effective way of creating holes for ducting, electrical and plumbing services, anchor bolts, installation of dowel bars, or stabilisation of concrete, brick or stone structures.
